Blake Property Management recognises that all developments are unique and thus offers a truly bespoke service. We can tailor our services to meet your development’s individual requirements, whether this means providing a full service to include financial accounts management and maintenance or responsibility for specific areas.

The information contained within this section is an indication of some of the services which we currently provide. We would be happy to discuss your requirements with you in more detail and can provide full, no obligation quotations.

Blake Property Management – Providing the personal touch

We will work with you to ensure effective financial management of your development. Services provided include:

  • Administering Residential Management Company bank accounts
  • Payment of verified contractor invoices and utilities
  • Providing regular financial information to the Directors of the Company
  • Preparation and submission of annual accounts

We keep clients’ money in designated trust accounts, to be used purely for the benefit of your development.

We prepare and submit all of our service charge budgets for approval by Directors well in advance of the end of the current service charge year. Services include:

  • Providing financial information to forecast the level of future service charges
  • Issuing and collection of service charge notifications and payments
  • Setting up of resident payment schemes i.e. standing order mandates

For the greater good of the development, we aim to ensure prompt payment of all service charge monies. Where this does not occur we can effectively provide the following services:

  • Arrears letters after designated periods of time
  • Communication with the late payer or increased communication where a repeat late payer
  • Legal action against defaulting Lessees where appropriate

We are able to instigate building insurance quotes for developments and can facilitate the provision of the following services:

  • Directors and Officers Liability Insurance
  • Instigating and overseeing major building repairs under the building insurance
  • Liaising with Insurance Assessors and the Police where required

We aim to build lasting business relationships with our clients and as such we provide regular communication to Directors regarding issues relevant to the development. We aim to respond to emails within the same business day and respond to any telephone messages within 3 hours. We can also provide the following services:

  • Up to four meetings per year with Directors
  • Preparation of meeting agendas and circulation of minutes where requested
  • Arranging and chairing (if requested) Annual and Extraordinary General Meetings
  • Responding to residents’ queries and arranging site visits with residents (if required)
  • Liaising with the property developer during the initial years of the Management Company

We are passionate about providing value for money and a quality service and using reliable and skilled contractors helps us achieve this. First impressions count and we are passionate about ensuring that the communal areas of your development are maintained to a high standard. Services provided include:

  • Obtaining quotations for cleaning, gardening etc
  • Organising repairs and obtaining quotations for major items of repair and re-decoration
  • Liaising with maintenance contractors as and when required
  • Obtaining alternative quotations for services as requested by Directors
  • Annual tendering of services where deemed appropriate to ensure value for money

Selling your home is stressful enough so if you do decide to sell you can rely on Blake Property Management to assist in a smoother transaction by:

  • Responding promptly to solicitors correspondence including financial information
  • Dealing with solicitors enquiries regarding the Management Company accounts
  • Granting the Management Company’s approval for applications for membership of the Management Company
  • Granting Management Company approval of the property sale for the purposes of Land Registry where appropriate

Owning the freehold to your development is a great advantage for many Residential Management Companies. However, the process of purchasing the freehold can be complex and the benefits not always understood by Lessees.

Here at Blake Property Management we have been instrumental in assisting and achieving the purchase of freeholds to developments for many management companies and we have the experience, expertise and contacts to assist you in this respect.

Health & Safety and Fire Risk Assessment legislation has increased drastically over the years and with heavy fines for Resident Directors for any breaches, we ensure full compliance with the appropriate laws. Here at Blake Property Management we want to ensure that our managements are not only compliant but also safe for residents. As such we can assist with:

  • Appropriate Health & Safety and Fire signage
  • Emergency lighting & inspections
  • Annual Health & Safety and Fire Risk Assessments
  • Follow up until completion on any resultant works of the assessments
  • Regular site inspections

Blake Property Management is experienced in management company handovers and will be on hand to provide guidance and deal with any queries that you may have. We have dealt with handovers of all shapes and sizes and are confident we can provide a smooth transition.

We can tailor our services to meet your needs. Miscellaneous services that we can offer include:

  • Liaising with and taking instructions from Directors where the terms of the lease are not being adhered to
  • Seeking continuity of the Management Company with the appointment of new Directors as and when required
  • Implementation of a 24 hour emergency service if requested
